Delivered & Placed on Your Property
We transport your Minihouse and handle the agreed placement at your prepared site.
We construct your Minihouse in our workshop and transport the completed building to your property in Maine. Our team coordinates transportation planning, required permits, escort vehicles, and delivery logistics.
What’s Included in Your Price?
Statewide Maine delivery.
Transportation planning and coordination.
Required oversized-load transportation permits.
Required transportation escort arrangements.
Transportation of your Minihouse to the property.
Agreed building placement at the prepared location.
Delivery throughout Maine is already included in our Minihouse pricing.
You do not need to calculate a separate standard statewide delivery fee or arrange transportation permits and escort vehicles yourself. Property-related permits and approvals are separate and are generally the customer’s responsibility.
Delivery Scheduling
We coordinate the delivery date around building completion, your site readiness, transportation arrangements, road and weather conditions, and equipment availability. Confirm your property is ready before the scheduled delivery.
Weather-Dependent Scheduling
Safety comes first. Severe weather, snow, ice, high winds, or unsafe road conditions may require us to adjust your scheduled delivery date. We’ll coordinate with you if changes become necessary.
A completed Minihouse needs sufficient road access, driveway clearance, and space for delivery equipment to maneuver. Requirements depend on your building, the equipment, and the route—not every property is accessible.
Driveway width
Approximately 16 feet of clear access width may be needed. Actual requirements vary with building size, delivery equipment, turns, and property conditions. Confirm the route with our team rather than relying on this approximate width alone.
Overhead clearance
Review low-hanging branches, power lines, telephone and internet cables, building overhangs, and other overhead obstacles. Required clearance varies; there is no universal minimum height for every delivery. Never attempt to move or work near energized utility lines.
Driveway conditions
Gravel and paved surfaces both need suitable support for delivery equipment. Soft or muddy ground, snow, ice, steep inclines, uneven terrain, and drainage problems can affect safe access.
Turning & maneuvering space
Review narrow entrances, sharp turns, gates, trees, retaining walls, fences, nearby structures, and turnaround space. A clear straight approach alone does not establish that the route is suitable.
Bridges, culverts & restrictions
Bridges, culverts, private access roads, and posted weight restrictions may need evaluation for the building and delivery equipment. Share these conditions with our team early.
Challenging properties
Limited access may require additional planning or specialized arrangements. Discuss your property before delivery so we can review feasibility; do not assume every route or placement can be accommodated.
Not sure about your driveway?
Discuss your property’s access conditions with our team before your delivery date.
Prepare the route, placement area, support system, and any separately arranged work before delivery.
1. Choose Your Location
Select the placement area and consider available space, building orientation, ground conditions, drainage, driveway access, utility locations, and surrounding structures.
2. Clear the Access Route
Remove branches, equipment, debris, stored materials, and other obstacles that could interfere with the truck, trailer, or building. Coordinate any necessary fence or gate access. Do not move or work near energized utility lines.
3. Prepare the Ground
Provide stable, properly graded ground prepared for your selected foundation or support system. Address soft areas and drainage before delivery equipment arrives.
4. Complete Your Foundation
Arrange for the required slab, foundation, or other approved support system to be completed before delivery. Confirm the planned support and placement with the team.
5. Coordinate Utilities
Arrange electrical, water, wastewater, heating, and cooling work separately where applicable. Coordinate contractors and utility locations with the placement plan.
6. Confirm Site Readiness
Confirm that the driveway, access route, placement area, and foundation are ready before the scheduled delivery. Communicate any changes or special instructions.
Our Minihouses are typically constructed on pressure-treated wood skids. Suitable support depends on the building’s size, site conditions, and planned installation.
Concrete slab
We commonly recommend a properly designed concrete slab with suitable frost protection for applicable projects. A stable, level support surface provides a well-prepared location for the agreed building placement.
Other foundation options
Alternative support systems may be possible depending on the project. Confirm the selected system in advance; no single support method works universally.
Leveling & drainage
Arrange proper grading, stable ground, a level support surface, and suitable drainage. Avoid standing water around the building and address ground conditions before delivery.
Anchoring
Some installations may need anchoring or structural attachment. Modern WoodTech has used mechanical concrete anchors for certain installations. The exact approach and agreed scope must be confirmed for your project.
Foundation responsibility
The customer generally arranges foundation construction and associated groundwork. These are not included in standard Minihouse pricing. Optional sitework coordination through subcontractors may be available by separate agreement.
Delivery and agreed placement are separate from final utility connections. Plan the remaining work with the appropriate contractors for your project.
Electrical
Depending on your package, workshop construction may include wiring, outlets, and an electrical panel. The customer generally arranges the final connection to the property’s electrical supply.
Water & wastewater
Plumbing installation is not included in standard Minihouse construction. Arrange any desired water supply, plumbing, and wastewater systems separately.
Heating & cooling
Heating and cooling equipment is not included as standard. Plan equipment and final installation separately. Optional chimney provisions may be available for selected designs.
Included transportation services and customer site preparation are distinct parts of your project.
Optional services by separate agreement
We may arrange certain site preparation or foundation services through subcontractors when separately agreed. These optional services are quoted separately where available; they are not part of included standard delivery.
Site preparation and utility responsibilities may vary depending on your individual project and written agreement. Transportation permits and required delivery escorts are handled by Modern WoodTech.
Every property is different. If you need assistance preparing your site, we may be able to help coordinate certain services through local subcontractors.
Excavation.
Grading.
Concrete work.

Other agreed sitework.
These services are optional and quoted separately where available. Scope and subcontractor availability must be confirmed for your project.
