Built With Purpose. Built to Last.

Built With Purpose. Built to Last.

Modern WoodTech Minihouses are constructed in our workshop and delivered to your property. Choose an unfinished shell or selected finished interior options, with layouts and finishes tailored to your project.

10 × 12 to 14 × 40 feet

Approximately 120–560 square feet of nominal footprint. Available dimensions depend on the model and selected configuration.

Construction overview

Workshop-built, delivery-ready construction with customizable layouts, pressure-treated wood skids, wood-framed floors and walls, roof framing or engineered truss options, steel metal roofing and metal siding options, spray foam and rigid foam insulation, electrical options, and shell or finished interiors.

Floor System & Structural Support

Floor System & Structural Support

A sturdy wood-framed base supports the building and its interior finishes. The skid system is part of the building’s construction; it is not a complete site foundation assembly.

4×4 pressure-treated skids

Buildings are constructed on pressure-treated wood skids, without wheels or axles. Skids support the structure during applicable handling and placement.

Floor joists & subfloor

Typical 2×6 wood floor joists at 16 inches on center, topped with 3/4-inch AdvanTech subfloor panels. This assembly provides a sturdy base for selected flooring finishes.

Wall Framing & Structural Construction

Wall Framing & Structural Construction

Wall framing forms the structural skeleton that supports exterior sheathing, insulation, and interior finishes. Lumber species and grade should be confirmed for the selected model.

Standard 2×4

Optional 2×6

Dimensional lumber; studs typically 16 inches on center.

Dimensional lumber available for selected configurations. Confirm spacing and package details.

Roof Construction & Structural Design

Roof Construction & Structural Design

Roof structure varies with the selected building design. Gable and mono-slope styles are available, with gambrel roofs where offered. Typical reported rafter construction is 2×10 dimensional lumber at 24 inches on center.

Engineered truss configurations

All Modern WoodTech roof trusses are Maine state-approved and engineered for snow loads. Truss construction varies by design; documented examples use 2×4 SPF members, metal connector plates, and 24-inch on-center spacing.

Engineering documentation

The historical professional-engineer-sealed roof and truss designs below document specific configurations. Their dimensions and load calculations are examples, not universal figures for every model. Roof-truss approval applies to the truss design, not certification of the entire building.

2019 roof framing design

2020 gable truss design

12×24 building configuration; dated July 17, 2019.

Approximately 15-foot gable truss; dated August 17, 2020.

2×4 SPF framing at 24 inches on center; OSB roof sheathing; metal roofing.

2×4 SPF members; metal connector plates; 24-inch on-center spacing; metal roofing.

70 psf ground snow load; 41.2 psf calculated roof snow load; 10 psf assumed dead load.

60 psf ground snow load; 47.9 psf calculated roof snow load; 4/12 pitch; 8-inch eave overhang.

Metal Roofing & Exterior Finishes

Metal Roofing & Exterior Finishes

Steel metal roofing and metal siding options provide an exterior finish with customizable color combinations. Product and finish availability depend on the selected configuration.

Panel construction

Reported product detail

Steel

29-gauge high-tensile steel

Profile

3/4-inch rib height; 9-inch rib spacing; 36-inch coverage width

Panel overlap

Weather-resistant overlapping profile

Protective coating

Hot-dipped zinc or zinc-aluminum, depending on product

Finish system

Chemical pretreatment, flexible primer, and silicone-modified polyester (SMP) topcoat

Manufacturer finish warranty

The referenced supplier advertises a 40-year limited paint warranty on qualifying products. This is the manufacturer’s limited coating warranty—not a warranty on the entire building. Confirm the selected product, eligibility, and warranty terms.

Exterior Sheathing & Weather Protection

Exterior Sheathing & Weather Protection

The building envelope combines exterior cladding, weather-resistant barriers, sheathing, and selected air-sealing details. These layers have different roles in managing weather exposure and moisture.

Housewrap & cladding

PROLinx housewrap is reported as the weather-resistant barrier. Metal siding and roofing form the exterior cladding. Confirm the selected materials for your model.

Sheathing & sealing

OSB roof sheathing is documented in a historical roof design. Spray foam sealing is used at selected assemblies to reduce air movement. Sheathing thickness, flashing details, and the complete moisture-management assembly require model-specific confirmation.

Insulation & Thermal Performance

Insulation & Thermal Performance

Insulation contributes to thermal comfort by limiting heat transfer through the floor, walls, and roof. The figures below are reported typical specifications and may vary by selected configuration.

Building component

Reported insulation

Reported R-value

Floor

3-inch rigid foam board

R-21

Walls

3-inch spray foam

R-21

Ceiling / roof

5-inch spray foam

R-35

Rigid foam board forms an insulating layer in the floor assembly. Spray foam provides insulation within wall and roof assemblies and may help limit air movement where applied. These reported R-values have not been independently certified here; confirm the selected product data and assembly details for your model.

Windows, Doors & Natural Light

Windows, Doors & Natural Light

Operable windows provide natural light and ventilation. Window placement, exterior entry doors, and overall opening layouts can be customized to suit the selected building layout and customer preferences.

Window and door specifications vary by configuration. Confirm the available sizes, quantities, placement, glass details, and product selections for your model.

Electrical Construction

Electrical Construction

Electrical installation options are available through a Maine-licensed master electrician. The selected package determines the workshop-installed components.

Workshop-installed electrical options

Depending on the package: electrical panel, interior wiring, outlets, switches, and lighting connections. Panel capacity, circuit counts, outlet quantities, and fixture specifications must be confirmed for your model.

Final property connection

Final electrical connection at your property is separate from the workshop-installed electrical components. Discuss the selected package and site connection work before ordering.

Interior Construction & Finish Options

Interior Construction & Finish Options

Choose the completion level that fits your project, from an unfinished shell to selected finished interior options.

Shell construction

An unfinished or partially completed building prepared for your intended finishing work. Exact inclusions depend on the selected package.

Finished interior

Selected wall and ceiling finishes, flooring, interior layouts, electrical configurations, and window and door placement. Confirm the exact materials and scope for your design.

Plumbing, heating & cooling

Plumbing is not included in the standard building. Heating and cooling systems are not included as standard. No installed HVAC or appliance package is assumed.

Optional chimney provisions

Chimney provisions for a wood stove may be available. This is a configuration-dependent option requiring confirmation and a custom quote.

Built Around Your Vision

Built Around Your Vision

Available options vary by model. Confirm compatibility and pricing before finalizing your design; not every option is offered with every configuration.

Selectable building options

Building dimensions within the offered range, available roof styles, exterior color combinations, window and door placement, interior layout, electrical configuration, and shell or finished completion levels.

Confirm with a custom quote

Selected 2×6 wall framing upgrades, alternative dimensions, insulation options, finish selections, and optional chimney provisions require model-specific confirmation.
